What Constitutes a Maintenance Emergency?

While living in one of our rental homes, there may be an occasion when you feel there might be a maintenance emergency. To provide clarity for all involved, we’ve outlined what constitutes a maintenance emergency below.

If you are experiencing a life-threatening emergency, please call 911 immediately. Afterward, contact us by calling and/or texting 703-489-1834.

You must notify the Assistant Property Manager and you may copy the Property Manager. Notifying the incorrect staff members will cause a delay in resolving the issue at hand.

Maintenance Emergencies Include:

Active Water Leaks – Plumbing or Weather-Related:

  • Tenant Action – If you have a leaky bathroom sink or toilet you have attempted to turn off the valve.  
  • Tenant Action – You have attempted to turn off the main water valve and the leak continues.
  • Condition – Based on the severity of the leak, it will be at the discretion of the property management team as to whether the leak is or is not an emergency.

No Working Toilets

  • Condition – If your home has multiple toilets and at least one is working, this is not considered a maintenance emergency.

Condition for water, electric, and gas – For the paid utilities listed below, contact the utility companies for area outages and confirmation of payment prior to contacting your property management team.

Fire

No Water

No Electricity

No Gas if Heat is Affected

  • Condition: Temperatures are below freezing.  

Gas or Carbon Monoxide Leak

  • Tenant Action – Vacate the home immediately. Contact your gas provider for an assessment.
  • Tenant Action – Contact management then call us if further assistance is needed.

No Heat When Temperatures Inside the Home are Below 50 Degrees

**Important Note** HVAC vendors may be backlogged during these times, and scheduling will be based on their earliest availability.

No Air Conditioning when Inside Home Temperatures are 85 or Above
